Looking at Halcyon Landing, it’s hard to imagine this multi-award-winning over-50s development, comprising 170 dwellings as well as impressive recreational facilities, was once an overgrown, flood-affected, oddly-shaped cane paddock.

When Halcyon first acquired the 20ha site on the banks of the Maroochy River they were aware that a development application submitted by the previous owners had met with more than 100 objections. In a radical turnaround of local opinion, Halcyon’s application attracted 19 submissions of which 18 were in support.

Halcyon required a team that was responsive, collaborative and in tune with their needs and the needs of the end-users and stakeholders. Essential to the success of this project was Calibre’s commitment to seeing Halcyon’s vision realised and working with them as a development partner to achieve the same goals.

The $100m project has set the benchmark for seniors' living in Australia. Our team, together with the client and architect, maintained an often unconventional, tenacious and vision-based approach to deliver enhanced value not only for the developer, but for the residents, wider community, council and environment.

The solutions achieved:

  • More developable land through innovative creation of wetlands in place of detention basins (which are typical for such sites but usually result in reduced developable land)
  • Lower construction and maintenance costs, including around $4m saved through a more cost-effective fill specification
  • Faster time to market (at a time of solid demand)
  • High marketability and resale generated through a highly desirable place to live, seamlessly integrated with natural surrounds and with extraordinary amenity
  • Beautiful yet decidedly practical homes, with every possible consideration made from communal water harvesting and solar orientation to reduce energy usage to future-proofed designs to adapt to the changing needs of residents as they age
  • Approximately 11.5ha rehabilitated and revegetated land to provide an outstanding improvement to the local ecosystems, ensuring ongoing viability and benefits to the broader community including reduced flood impact and improved water quality and amenity
  • Resilience to climate change impacts despite the development’s riverbank location, with fill levels increased to mitigate risk
  • Signature Trail created along the river, giving residents and local community access to the nature reserve via a peaceful eco-walk, as well as providing Halcyon residents with privacy and security.
